Ensemble Real Estate Solutions specializes in medical office buildings and has an immediate need for a Building Engineer in the North Phoenix office of our Property Management division. We are a market leader in healthcare real estate and are looking for a motivated and responsible individual to provide safe, efficient, maintenance operations of assigned medical building portfolio. Key Responsibilities: Report any problems with building vendors and/or sub-contractors to the Property Manager, ie, landscapers, trash, lot sweepers, janitorial, etc. Know the schedules and what the vendors/sub-contractors are responsible for at each building. Inspect buildings on a regular basis; maintaining an awareness of any safety hazards and/or energy management problems that may need to be resolved. Be familiar with all building systems and locations of fire panel, backflow prevention, HVAC, type of filters utilized at each building, shut-off valves, sprinkler shut-offs, sub-meters, etc. Work with Property Manager to establish an annual budget for the buildings repair and maintenance program. Be aware and monitor events occurring on the property including capital and tenant improvements. Maintain positive interaction with tenants, vendors, sub-contractors Complete Tenant/Building Work Orders , as assigned by the Property Manager or Assistant in a timely fashion, following the procedure determined by type of system being utilized. Inspect each building on a regular basis with the Property Manager Maintain awareness and communicate with the Property Manager any issues with tenant improvements being completed, monitor and report any problems with the General or Sub-contractors. Requirements: Able to participate in a team environment where the staff is working together to obtain the highest and best Tenant relationships and building operations. Demonstrate organizational along with time-management skills and the ability to listen to and interpret instructions. Be available on a rotating schedule basis to respond to after-hours emergency calls. Advanced HVAC, electrical and plumbing skills. Salary dependent upon experience, plus benefits including medical, Long Term Disability, life insurance, and 401K.
